Hey guys my name is jack McWatters I’m 20 and I just moved to Billings Montana! I’m super excited to be here I’ve been trying to move here since 2018 and I’ve finally made it happen! I work construction on new build homes and I’m a fabricator/welder by trade.

I’m looking to connect with some new friendly faces in Montana and hopefully get the chance to do some great work together! I really am looking into buy and hold rentals but since I’m just starting I’m going to begin with house hacking!

@Shiv Patel Wow thank you so much! So basically you want to look at those numbers in order to calculate your NOI slightly different to a long term rental property. Do you have any resort rentals this one is in a ski resort area.

Hey guys, over the past month or so me and a partner have been going back and forth whether this hotel is a good business to invest in. It is posted up for sale in an area, not to far from some local ski resorts. There is some real upside to this property. 

The owner of the property had a 500k note on this property, and he is willing to carry 200k of his own money as well meaning that the previous guy will carry 500 and this guy 200 totaling 700k total carried note. The asking price is 1.19mil for the entire property, 27 unit motel. The prices change from winter months to the summer months due to the demand of places to stay during the snowy months.

The way that I Calculate the potential monthly income for the property is somewhat complicated. There is no set way to know how many rooms will be rented out for the night on any given day, but I take 2 days from the week, friday and saturday, and base the caluclations on those numbers. This property will need a new business on top of us purchasing the property. So all new branding and all new marketing. That being said at the price its listed at it is no where near the price it belongs at. somewher near 815k-900k the price the previous owner purchased at. 

The utilities are hard to calculate likewise due to the fact that it is on a larger scale and harder to know how much of what utility will be used each month. I figure it will vary, and with no previous books it will be hard to tell.

This is a vague side post, but I'm curious if ther are other Motel/hotel/Resort investors out there willing to give some insight on their experiences.

@Alex Craig hey Alex right now I'm looking into multi family buy and hold the market is really good for rentals! You know I like the idea of a mid range rental that is good quality. I have a deal I put an offer on actually that I'm looking to get the down payment gap funded, because I believe the ARV is much higher than the selling price so it has built in equity! It's right near a hospital and I'm considering doing furnished living in a few of the units, to get a higher rent and highe quality tenant!

Hey guys I have a great deal in front of me and I would hate to miss out. It was a pocket listing brought to be through my agent, it’s a 8 unit in a good area near a hospital and university. The rents are low for market value, and the units are low cost per unit for the area. Now here’s the dilemma, this would be my first deal and actually I’m interested in. Creative financing, and I have a lender willing to do rehab and purchase with a 20% down, and I’m considering doing a bridge loan to assist me with the cost of the down payment, has anyone done this or have any recommendations.

The property is coming almost with built in equity, and if I spend money on bringing the property up to date, and bring the rents to market value, it will appraise for more, which would be my ultimate exit strategy a great brrrr strategy deal.

Any gap funding recommendations by then immunity that I should look into? Or partnership style lending that someone else has done that has advice?
