@Adam Azam I had an issue with not making it clear what my expectations were before hand. So when I looked at their app I had to explain why they suck. I started telling them up front- if your app looks like this or this, don’t waste your money applying.

If they still apply and their app is terrible I just say your app is terrible, sorry.

Yea. I factored in the mobile home appreciating at 0% over 12 years . It’s just a cash flow machine. I’ve also completed all the permits/septic/ driveway etc. that cost me about $12,000

I work in oil and gas. I’d say invest in any land that has water. Water sells for $1.50 /bbl own there. Go for any land that has ponds or access to the river. You can make your money back on one sale of frac water

I’ve got a piece of land valued at $45000. It’s two acres. It’s oddly shaped, but has great road frontage. I’ve decided that the best course of action is to purchase a mobile home to put on it and rent it out. 4 bedroom mobile homes in the area rent for $1000-13000.

The dealis currently getting appraised and they are adding the value of the mobile home to the land.

The land is $45k. The trailer is 70k.

Take a guess.... will the total valuation be $115k ?

Or will the the “whole be greater than the sum of its parts” ?.

My wife wants to buy another house for our personal use.

My question is....if I take on a lot of debt from investment properties, will that limit my ability to borrow money for a personal house?
