Exit strategy when purchasing a portfolio / Can you BRRRR?

I understand exit strategies on SFH, multifamily, etc. But what options are available when purchasing a portfolio of SFH. I'm looking at 5 properties all on the same street. How can I structure this deal so that I am able to sell of one or refinance based on the value of similar homes in the area?

In this case, the purchase price would be $85/SF while similar SFH on the market are selling for $100-110/SF.
