Detroit Investment Advice

Hello, I’m a very new investor. I’m working with $30k cash. I found a property in Detroit in the 48213 area code. The property is $8k need full rehab. The property is very close to downtown, freeway, gratiot (busy street) and FCA just bought a building less than 3 miles away. It’s a older home built in 1911 I believe, but it doesn’t have a driveway. Street parking only. It’s in a developing area. Block not to bad. The question is will this be a good investment for me? Do you believe I’ll have a good return from this property? Clear title as well.
