Bay Mountan Capital investment fund

Hello,   

As i convert my SF into owner finance notes I am sometimes obligated due to market conditions to accept lower interest rates 7-8%. Does anyone have input on investing in Bay Mountain Capital Investment fund.  They claim per annum % rate return of 11-14%.  I am looking at this as an alternative to save up, purchase a home all cash, put owner financing on it.  As I get within retirement age 1.5 years this seems like a viable alternative.  Any thoughts?  Any reviews of the funds out there?
