DD is tough.  Verifying returns and losses.  Searching for lawsuits and reviews is challenging.

I like your points on notes and was curious if you had looked at any of the funds being advertised on FB for acredited investors only.  Some are equity, some are private lending funds etc.  Seems like here in BP only PPR has a solid history, reviews and recommendations.

I owned the property about 7 years.  My accountant set it up as an installment sale. I havent heard from accountant yet either on same question.

HI All,   

I had a property mortgage free and Owner financed it Dec 2020.  Capital gains are deferred.  However somehow the buyer just sent me a payoff in June and that will be a large amount of change dropped into my lap.   You cant 1031 Owner Finances right.  Is there no way to dodge the tax man on the full capital gains?

If i had a long time line I would dump it into hardmoney lenders earning 11-14% per annum doubling it ever seven years so around 42 years later I would have accumulated $64Mil sit back an retired in luxury.

Hello,   

As i convert my SF into owner finance notes I am sometimes obligated due to market conditions to accept lower interest rates 7-8%. Does anyone have input on investing in Bay Mountain Capital Investment fund.  They claim per annum % rate return of 11-14%.  I am looking at this as an alternative to save up, purchase a home all cash, put owner financing on it.  As I get within retirement age 1.5 years this seems like a viable alternative.  Any thoughts?  Any reviews of the funds out there?

Why wouldnt you consider doing an owner finance wrap with 6-7% int rate.  Min 10% down then pay off the 15yr notes and have some premo cash flow?

I am just wondering if rolling all my rentals over into owner financing is a good strategy for retirement and cashflow?  Other than non payment causing a foreclosure there seems to be alot of positives netting around 9.9% on 30yr notes.

Has anyone done owner financing for the sub-market group of people that mainly due cash business and low credit or no credit? I set my terms and requirements to verify income. I am using RMLO and loan service company.

Thanks . This the true risk but even that its minor, i believe it was 45 days to locate and 180 days to close.   Also the net purchase of multiple properties have to only be greater than the selling properties price.  So if i sell it for 190k I can by 2 or 3 properties at 120k hard money would meet that requirement exceeding the sale price of 190k.
