Building a Rental portfolio in and around Nashville

Hi Everyone,

I want to build a rental portfolio with properties in and around Nashville. Will start with a rental property of around 250-300k and will add on a property every 6 months.

I need some leads on what localities are worth an investment- Both in-terms of cash flow and ROI.

Appreciate any suggestions on how can I get started and which localities should I go for.

Lebanon, Dickson, Columbia, Manchester, Tullahoma all are good area for cash flow and ROI.
