What is best buy and hold play... Looking for recommendations

We have 40k in equity in our first rental condo and 40k cash for our next buying opportunity. We want to leverage our equity and cash together to buy 1 or 2 more rental properties residential or commercial or one of each. What are some options?

I am gonna catch heck for this. I am a complete believer in buying and holding without a mortgage. I would grab 2 free and clears that throw 800 per month each and go from there. they are available in my area of NE Ohio. You can probably also find them in Michigan around Detroit. Good Luck!
