That's what I was asking. What financing options do I have? How can I get into the most cash positive investments with least amount down using cash and equity.

We have 40k in equity in our first rental condo and 40k cash for our next buying opportunity. We want to leverage our equity and cash together to buy 1 or 2 more rental properties residential or commercial or one of each. What are some options?

Looking to invest with a "group" who flips houses for a short term return. Any recommendations? (Investing less than 100k) Has anyone had success with this?

Thank you guys all for your responses. He doesn't have a problem being on the loan... Is it that easy? Is that the same way on a conventional loan?

"Hey everyone,

Relatively new here. I had a quick question and wasn't able to find anything in my searching.

I am looking to buy a 100k condo with my brother. We want to split the down payment (he would own % equity) and do an FHA loan. We are looking to put down 5-15%. I would be living in the condo, he is renting somewhere else. I know that you can gift money but that money cannot be repaid? and i would have to give him back his money when the house sells plus appreciation...not really looking to commit mortgage fraud, but could someone with knowledge of the mortgage industry, more specifically FHA shine some light on this for me?
