Help finding a financial investor
I'm in my fourth year of property investing. I believe I've done everything right so far. Paid cash for first property down payment. Used HELOC for property 2. Refinanced property 1 to purchase #3, saved up for #4 and #5 is currently pending. But now I'm to a point where I'm not convinced to pull my 403B to invest in more properties, although not completely opposed either, and I don't want to pull any more equity on my primary. I'd like to start using cash investors for my down payment. I've crunched the numbers and it still seems worth it even with that extra payment. I just don't know where to start? Should I start with family or should I find an investor who comes recommended? What have been some experiences? I DON'T want a partner. ONLY a loan.

@Cameron Tope i understand she can pledge the house for security. Mortgage by bank 80% first position. 20% dp by investor 2nd position. Where is the security for the investor unless other assets are pledged? All the private lenders I know want to be in 1st position.
