Where to silently invest?

Hello,

My dad has about 50k saved up and wants to invest somewhere but is nervous about the stock market. He said he may be interested I’m becoming a silent RE partner/investor.

What would be the best way for him to learn and contact a syndicator?

I want to help him figure out what are his best options because he is very busy with work and does not have the time to analyze rental properties.

 Crowdfunding is the same as old-school syndication, but just done online. There are probably 30 or 40 different offerings which do not require accreditation and accept all investors. I don't personally invest in any because I feel there are better options in the accredited realm (much lower fees, much or experience sponsors, higher skin in the game). But, if I were a nonaccredited investor I would personally start by looking at:

1) Blackstone real estate investment trust (BREIT): the largest fund in the industry by far. Commercial real estate, core plus, 60% leverage

2) Broadstone direct real estate access (BDREX): rock-bottom fees, three-tiered investment strategy (access to institutional funds that normally require $500,000-$5 million minimums to invest in, directly owned real estate, liquidity sleeve of public REITs)

After this there are others that I would add to in smaller amounts, since they have more risk such as one of the Realty Mogul debt funds.
