What are Investors looking for In Single Family Rentals
It seems different people are looking to single family rentals for different reasons which would by nature change what different people are looking for.
I’m looking for investors of turn key rentals to tell me what you are looking for? Is it a cash flow number? A cap number? A neighborhood? Good property management? An area where people are moving to? Appreciation? Depreciation? Cash flow amount? Cash on cash return? Is it about the house? Is it the rehab? What are you looking for? If someone could build you what you are looking for, what would that look like? Does it have to be in your town? Are you OK looking outside of where you live?
Are you looking for wealth? Are you looking for legacy? Why are you investing in real estate?

Everyone's looking for something a little different (or should be). We all have different goals and constraints in our lives. For us, we look for stuff that fits a number of factors but we prioritize getting good tenants relative to other rental providers above nearly all else. So, we look for a product that will attract those tenants, and we work hard to produce that during a rehab.
For us, the financial independence and wealth building aspect of real estate is the primary motivator. I think money is a means to and ends, not an ends, and a big part of what we're doing is affording ourselves the time and capabilities over time to be entrepreneurial, invest in other opportunities, and hopefully be the role models for our kids and those around us that we feel we should be.
That means getting after it and being prepared to capture opportunities as they present themselves, not just including real estate.
