We have a portfolio here as well as a  construction management company. Been investing in real estate in NWI for over 20 years and I can tell you it’s one of the best markets in the country.

@William Joseph. I completely agree. It’s actually funny. I have had to send 4 disengagement letters (the same number of tenants we have have had to evict in the last year where we placed the tenants) to owners in the last year because they didn’t want to follow our guidelines or they didn’t want pay their bills or keep there property up to safety standards or they wanted to complain about everything (I’m sorry but we will not manage for slumlords) if you are a property manager don’t put up with toxic owners just as much as you wouldn’t put up with toxic tenants. Property managers are always getting thrown under the bus by owners but if you think about it they have the worst job in the world. They have two people that they have to make happy and both of these people have the exact opposite agenda. It’s amazing to me what people expect property managers to pay for from the $75 they are being paid each month Most people are fantastic but the one in 100 can take more time and cause more hassle than the other 99 combined. Thank you for recognizing this is a problem

@Charles Day. There are three parts to every deal

1. The deal

2. The funds

3. The financing structure

The one with the most leverage is the structure. By far the structure is the most important but you do need to know the deal and how to get funding.

The deal is like the beginner course the funds are level 101 and the financing structure is the advanced.

@Kalen Jordan. This is mostly because any mention of your company or what you do and bigger pockets deletes your post or comment and says its self promotion.

I agree with you that it would be nice to have that point of view on here but as of now that is not going to happen.

It used to be open to have good discussion and networking but in recent years it has turned into newbie questions or just informational. Or worse off a ton of negativity. What I don’t understand is if we are going to allow bigger pocket bullies and negativity then why are we not allowed to connect and offer service that is so desperately needed on this environment?? Only time will tell

I Posted this 3 years ago and what I can tell everyone is. This Area has exploded since then. At a time when I was the only one that believed in the area it has sure changed now. I met last week with several hedge funds and a group of people that promise me that Amazon will be coming to Gary Indiana and will occupy the Gary International airport. Im not so sure about that but I do believe it would be amazing for Gary and amazing for the region. I also think it would be the way for amazon to stick it to NY for rejecting them in their bid to bring a headquarters to NY. But also I believe that everyone reaps what they sow. I can not think of a Better place to be able to be a blessing to a community other than Gary Indiana. Invest in the Poor and God will Bless you a multiple of what you invest! What a great name Amazon could give itself for investing into a community that needs the help and could really Help make Gary Great Again "MGGA"   However even if this does not happen there are over 4 billion dollars worth of renovations happening in the next 3-5 years on the steel mills that are coming here or expanding or the Tech center or the renovations already happening at the airport or the candy factory expanding and the Harbor that is opening up to new industrial development and the new school that is being proposed. Its insane what the opportunity looks like right now in this area.  In 18 months people will look back at this time and either say "WOW IM SO GLAD I INVESTED IN THAT AREA or they will say "WOW I WISH I WOULD HAVE"     #flippinggary   #goodsuccess  #communitygogiver   #MGGA

@Nazakat Hossain. What area are you in? Who is going to manage for you? Would you be interested in areas out of your area if the members looked right for you? What are the numbers you are looking for ?

It seems different people are looking to single family rentals for different reasons which would by nature change what different people are looking for.

I’m looking for investors of turn key rentals to tell me what you are looking for? Is it a cash flow number? A cap number? A neighborhood? Good property management? An area where people are moving to? Appreciation? Depreciation? Cash flow amount? Cash on cash return? Is it about the house? Is it the rehab? What are you looking for? If someone could build you what you are looking for, what would that look like? Does it have to be in your town? Are you OK looking outside of where you live?

Are you looking for wealth? Are you looking for legacy? Why are you investing in real estate?

Can’t wait to hear your answers..
