Good property manager or good location ?

I currently live in NYC and I am planning to invest out of state in the middle of the year. My friend’s father lives in ft Lauderdale and works with people from Argentina who are interested in investing in the US. He finds the property and does all the management. I trust him.

On the other hand, I know there are better markets with much better appreciation to invest in. My question is, should I go with him or look for another property manager in a different market (might be hard to find a good one).

Location, Location , Location.

Property managers can be found in multiple areas, good locations dont really  change.

What if the current guy retires, or moves, then you are stuck with a home you'd rather have in a different location.
