Hard money lending peer to peer

I have a investor that owns a property and is going to barrow 50k from me to complete the remodel via credit cards, accounts, and hard money. What is a fair return on this investment? The property will be completed and sold well under 6 months. I’m also providing excellent connections to great subs and taking care of some of the negotiations. Thank you for any information or experience with projects like this
