Jacksonville, FL West side opportunities?

I am from Jacksonville but grew up in east arlington. Are there any pockets on that side of town that are “safe” to invest in. Housing is significantly cheaper then near the beaches but I’m just not sure it will pay off in the long run. Tenants, Equity, etc. Thank you in advance!
