Potentially Buying Our First Investment Property

My wife and I have been approached by a mutual friend to buy a property she owns near Perimeter Mall in Atlanta. It’s a 1bed, 1bath condo with an asking price of $204,900. Without any money of our own, what are our optIons in pursuing this purchase? It’s in great condition (newly remodeles) and a great location.. Just don’t know where to start. I know it is possible with little to no money down but how do we start?
