BRRRR-fect Property Type?

Greetings fellow investors! After months of planning and preparation, I'm finally ready to purchase my first BRRRR income property. My question is: is it best to stick to traditional single family type homes for the 30yr fixed cash out refi conventional mortgage?

Is anyone having success applying the BRRRR strategy to multifamily (2-4 unit)?

You can apply the BRRRR to any property where you can force appreciation through renovation.
