Things NOT To Do - Mistakes to Learn From

Just wanted to start a list of things that SHOULD NOT be done:

To start:
Don't get lazy and tell sellers that you will come and see the property "tomorrow or the next day". Once you start getting a decent number of leads and get busy, it is very tempting to do this. You may get away with occasionally, like when they are only calling you. But, you don't want to take a chance on losing out on that great home run because you were "too busy".

Don't throw leads away. If a deal is not a deal today, it may become a deal tomorrow. Always follow up. Situations change and you want to be the one calling them up when they do. I don't know how many deals I've gotten because I've followed up. I am working on closing one now that I have been trying to buy for over 2 years.

What else should we NOT do?

Good post Danny,
DO your due dilligence. DO NOT rely soley on others information, especially when it directly affects your profit. Verify,verify and re-verify for yourself.
