Where are the deals in this market?

Atlanta and metro market (for buy and holds) seems to be getting close to the top of a cycle. I can't find any good deals that will even come close to the 1% rule, much less 2%.. what's the best plan of attack from here? Just continue to put away cash for when deals do start popping up?
