Hello Guy's I'm interested in buying a property, the owner responded from one of my Direct mail Letters. Do i have to pay to have a title search or can i go to the county clerks office to run title and search the deed?

Pulling the title and such is standard part of the closing. Do you have a contract on the property yet? If not you need to lock that down first. Sales contracts are usually contingent upon the seller being able to produce clear and marketable title. Once you have the property under contract, you need to get in touch with a Title Company or Real Estate Attorney (depending on your state). In VA we use Title Company. In NJ attorney is used. You need to find more about what's used in PA. You will be paying for it at the end of the day as a part of your closing costs.

Good luck with your deal.
