You need to surround yourself with people who are dependable and driven for success. If you have doubts about any team member’s work ethic or motivation, you need to course correct quickly or find someone new. Having driven team members combined with a compensation model that rewards everyone for closing deals, is a winning formula!

My real estate team supports me on a daily basis and they are truly amazing. We created routines for each team member to follow on a daily or weekly basis to be efficient and successful. We believe in Kaizen (Japanese philosophy for continuous improvement) and CANI (Uncle Tony’s take on continuous improvement).

The real estate agent I work with is the best. She has a daily routine to review multiple sources for new property leads. One of those sources is the MLS and yesterday a new listing came up that met our criteria. We wrote an offer, got a pre-approval letter to accompany our offer (my banker is awesome), had it submitted by 7pm, and I believe we will get it under contract today (I'll keep you posted). The so what about this routine is this: none of the MLS auto distribution lists that are emailed automatically (to every broker, agent and investor) on a daily basis picked up this property until after our offer was in. My agent spoke to the listing agent and got our offer in before anyone else even looked at it (probably).
