What would you do with an investors money?

Recently in my networking world, I came across a new friend. This friend has told me that they will supply me with money to begin investing in real estate. I am interested to hear from all of you what you would do with an investors money at a somewhat novice level to make a goal profit of $20k+? Maybe you have a story to share that can relate? Fix and flip would be the way to go? Buy and resell foreclosure homes from auctions? I understand how broad this question can be, but I was intersted in a second voice while I can.
