Recently in my networking world, I came across a new friend. This friend has told me that they will supply me with money to begin investing in real estate. I am interested to hear from all of you what you would do with an investors money at a somewhat novice level to make a goal profit of $20k+? Maybe you have a story to share that can relate? Fix and flip would be the way to go? Buy and resell foreclosure homes from auctions? I understand how broad this question can be, but I was intersted in a second voice while I can.

So I have heard that it's much safer to have an LLC before you conduct any kind of business. I plan on getting LLC'ed before I conduct my first wholesale deal. That being said, Have you guys gotten your LLC' in the state you conduct business in, or do you get them in Delaware, Nevada, etc, where it has better tax and benefits?

I am having trouble finding leads for houses. The cash buyer part is going very well. Can someone pass some information on how to generate the best leads!

Hi everyone, I am considering putting a team together to flip/rehab my first home. Can a veteran house flipper or rehabber shed some light on key points to look at when flipping? What kind of things add value? What should be left alone? What are things to look for when finding a house to flip? Anything down that ally would be GREAT!!

Today, I found my first real cash buyer to add to a VIP list. They are a wholesaler who also does fix-n-flips that has built a list of thousands of cash buyers. Can't believe I found them on craigslist lol. There is definietley a lot of oppritunity on there. Any tips or stories to finding cash buyers? Relationships that were found on accident?

Hi Everyone. What tips and advice can you give to someone to find new/more cash buyers and investors for quick flipping? My strategy just does not seem to be working out as well as I planned. I have recently jumped into the quick flip/wholesaling world and could use some guidance and steering.
