Advice: Analysis Paralysis and need some guidance

Hi All!

Okay, I've been consuming lots of REI info for months and months. I need advice please on routes you would choose to do. I will have about $85k in a self directed IRA in a couple of months after I roll it over from 401K. How would you go about maximizing those funds?

Some details about me and goals:  I have one property cash flowing $260 per month (purchased as a primary and became accidental rental), and one property that I bought specifically for my parents where I'm out of pocket $400 per month.  So cashflow -$140.  My goal is to have 10 properties within 10 years that cash flow at minimum $3k/month.  In two years time, I will have $20k per year to deploy towards real estate (my two kids will be out of daycare and we will utilize those funds to purchase real estate)

What would you do in my shoes with the immediate $85k funds and future $20k/year funds?
