I need everyone opinion about a deal. Please let me know if this is a good deal. Thank you.

Seller financing

Single family home 2/1 

Price: $41,000

Interest Rate: 5%

10 yr ballon

5% down payment: $2,050

Monthly rent: $600

Expenses: $312

P&I: $209

Monthly cash flow=$79

Annual cash flow=$948

Cash on cash return=948/2,050=46.24%
