Hi all,

Thanks for your input. The home is newly remodeled. Tenant occupied for a new 12 month lease. 

Chris- please explain amortizationperiod. There is a 10 year ballon. Should I include option to refinancingin the contract?

Expenses include: estimated taxes $86; estimated insurance  $72; management fee @ 10%-$70; VacanCy and maintenance at 14%-$84

What do you mean about capital cost are low? Please explain higher running capex and why is it important to be 5 years out.

Jeff- The home is near a museum and schools. The area is continuely delevoping. Homes sold between $56k to $100k within a mile ranging base from the MLS.

Should I change my to 20 or 30 years?

Single family home 2/1 

Price: $41,000

Interest Rate: 5%

10 yr ballon

5% down payment: $2,050

Monthly rent: $600

Expenses: $312

P&I: $209

Monthly cash flow=$79

Annual cash flow=$948

Cash on cash return=948/2,050=46.24%

So I went to the city circuit court and went to estate and probate office. The clerk told me they don't have register for actions or petition for probate. He did refer me to a board in the hallway with probate for petition documentation visible to the public.  How do get a list of probate property for sale from the desk clerk?

Thank you for responding. Actually, I went to the Bureau of Conveyance (Honolulu) and all the information was online. The desk clerk told me I needed that information to be able to find the property. 

I will go the courthouse and asks for the documentations mentioned by @Rick H.  @Bhekizwe M. I will check the local newspaper. I will keep you updated.

How do I pull probate files without name, address, or document #?

Joe,

So you are saying I can't do owner financing with a home owner who has their house for collateral. So that means I have to buy the home rather than financing through the owner, correct.
