Comparing apartment price with condo

Recently I came across a newly build value apartment for sale.The price per sq ft is almost equivalent to condo price  minus the facilities like gym,swimming pool,etc

Can I compare sq ft price of condo with apartment which is claimed by developer is the latest price?
