advice on buy and hold in the indianapolis market

What makes more sense? Im getting a 85k heloc

Option 1

eagledale 3/1 sfr    46222 sale price $52k will offer $48k will rent for $750

If I buy this one I will also payoff another land contract that I have (owe 40k will offer 37k) I rent this one for $750 as well

Option 2

6045 Schoolwood Dr, Speedway, IN 46224 asking price 110k , will probably offer 95k will rent for $1100

Note – I have 3 more rentals in eagledale and tenants are good working people but it seems like they are always struggling to come up with money for the rent, just my limited experience.

Will appreciate all comments and suggestions/ advice as I am new in this business

One more thing, I do not like to leverage, I buy and try to pay off within 2 year max as my work income allows me to..
