Access there reaction and see what they need to get out. Outside of that you don't have many options if a lease is active, and they haven't done anything wrong (legally).

Hello,

I just purchased a commercial building with tenant in place. 

The main issue that I have is that the tenant has 2 more years left on the lease and in order for me to fix all the mess in the basement I would have to remove tenant. all plumbing, electrical and structural is potentially dangerous.

How do I manage repairs if tenant doesn't want to move? He has been there for more than 10 years.

She left and the place was actually clean.
Asked her to send me an text stating that in exchange for the 600 she released the house back to me as is and I could throw away anything she left and she did.
time to paint, clean carpets and rent again.

She wants the 600 without me checking the house and said if I don't wire her the money she backs out of our agreement of cash for keys.maybe you are correct that she has not even vacate the house. im going with handyman tomorrow and change the locks, hopefully I dont get in trouble.

I have a tenant wjo hasnt paid rent in months, I offer to forgive back rent plus 2 free months ( wanted for her to ha e a house for Christmas and fistr month of the year) we sign a new agreement. she called said she could be out tomorrow in exchange for 600 dollars, I jumped and said sure.
she called and said she s out now that she wanta the 600now  I said no, Im going to make sure everything  is clean and now she said, well I dont want yoi in the house till the end of the month.
my question is do I have to wait till the end of the month or can I go in tomorrow?

Eagladale all in for 80 to 100k rent for $975,

Clermont all on for 120k rent for $1250,

Avon and Brownsgsburg all in for 140 to 180k rent for $1450.

So I brought a sfr for 90k owner fianance.
debt is down to 20k.
Market is too expensive now so most likely woukd not buy anything in the next few months. my question is should I pay this off if I can? or kerp the cash for reserve? rents is $975 will cashflow $ 600 month if I pay off debt.

I have 2 questions that are related.
1. Do I have to wait till August 14 (thats when courts here in Indy will re start eviction process) to give a 10 day notice to pay or vacate?
2. Does anyone know if eviction moratorium will be extended in Indy.
