PURCHASING A RENTAL PROPERTY WHILE IN THE MILITARY LIVING OVERSEA

After being away from Rental Property investing and learning valuable lessons from my previous mistakes, I'm eagered to get started again. I'm in the military stationed overseas with about another 1.5 years left before I return state-side. Should I purchase something now or wait it out until my return?  Has anyone ever purchase a property w/o seeing it first hand?  Pro/Cons please.  Yes, I am planning on using a Certificated Property Manager.
