Closed on my first deal and now have "next step" questions.

I just closed on my first property, which I am super excited about.  It is a duplex.  I am now in that wonderful place of low cash reserves and big plans.  My basic questions are....

1. Do I find the next great deal, put it under contract then look for the money from a private lender/wherever or do I do some networking, line up some capital then go look for the next great deal?

2. I live and buy in the area east of Dallas, Texas.  I am wanting to know more about the cycles in Dallas and where I work/invest/live.  Are there resources that speak to market cycles, such as publications or websites?  I want to know if I should go and buy all I can now or wait a bit for things to change and buy then.  

Thank you for any help you offer and if there are any folks on here from the Kaufman County area let me know so we can possibly meet and greet.
