I want to find historical data on housing prices in the different towns in my county. I've heard podcast about pricing trends and would like to investigate the towns I am investing in.

I have a good tax guy but not much on the strategy side.  Looking for someone who can help with planning and strategy.  Hopefully in Kaufman County, Rockwall County or (east) Dallas County.  Thank you for any help.  

Can a LLC get a loan for 1-4 unit investment properties in Texas? If this is a thing, can anyone refer a lender, please? If it is not a thing, can anyone point me in the direction (books, podcast, blogs etc...) for strategies to grow past the first few rentals in my personal name. I am trying to get more properties without having the mortgages in my name.

I just closed on my first property, which I am super excited about.  It is a duplex.  I am now in that wonderful place of low cash reserves and big plans.  My basic questions are....

1. Do I find the next great deal, put it under contract then look for the money from a private lender/wherever or do I do some networking, line up some capital then go look for the next great deal?

2. I live and buy in the area east of Dallas, Texas.  I am wanting to know more about the cycles in Dallas and where I work/invest/live.  Are there resources that speak to market cycles, such as publications or websites?  I want to know if I should go and buy all I can now or wait a bit for things to change and buy then.

I am a new investor in the Dallas/Kaufman County area.  I am looking for small apartment buildings (6-16 ish units), single family homes.  If there are any other investors in the area, please let me know.  I see there is a group meeting in Richardson and am planning on attending.  

At a minimum, I want to have a solid retirement plan in place but I would like to replace both my wife's and my income with in the next five years.  I look forward to meeting other local investors and working with you in the near future.  Thank you
