Inspection

I just want to share my first inspection experience and would love to hear your suggestions.

These two, among some more little things, came up.

1. Garage door padlocked - unable to operate - test fully when lock is removed

2. Refrigerator handle broken/unable to close door - correct/repair 


When my tenant first got into the property she came up with these problems:

* Refrigerator not cooling

* Dishwasher missing parts

* shower in the master bathroom doesn't turn off

* garbage disposal not working

* garage opener not working

Now, when the inspection accord, the house was vacant, therefore, the property wasn't connected to water system, so the shower could not be checked, and the garage had a lock on it and couldn't be checked. As for the refrigerator, i need to replace with a new one.

Would love to hear your thoughts about how to prevent things like to happen in my future deals.
An important point is that i'm an out of state investor, which means i can't be physically in the inspection together with the inspector.

Should i insist on certain things? Can i ask that the property will be connected just for the inspection so i can check water systems and baths? how can you make sure the inspector will check the electricity devices and won't miss a thing like a bad refrigerator which in the end needs to be replaced?
