All the right ingredients

Hi all,

If you have all these ingredients:

-Excellent Credit

-Solid/Stable income

-Cash for investing

-3-yrs exp. Managing my own properties

What would be the best way to leverage them? This is a questions for Pros and beginners. I feel like this is a great topic (also my current position).

few options:

1) Monopoly - trade up (1031)

2) Buy more income producing properties

3) Pay down/off any existing mortgages, then save and pay cash for future purchases

4) Just save now, pay cash for future purchases

possibilities endless.  establish an end goal(s), set up your efforts towards reaching those goals
