Good evening,

I am looking for retail space for auto broker service. The space should be less than 300sf and should have available parking. Would also be willing to share space in a real estate or other office.

Curious if any commercial owners have space available in the Atlanta, GA area.

I'm selecting my criteria for a list and came across 'foreclosure effective date".  This is described as:

The foreclosure effective date represents when an official legal document or action is accepted by the county office recognizing that a loan has entered a particular phase of the foreclosure process. This date is a combined search including default, filing and recording dates.

Does it mean the county office recognizes the house is behind in fees/payments and that the house will go into pre-foreclosure?

Would you buy an earlier or later date of this type of criteria?

Considering this deal. As it is the terms and selling price are not beneficial to me the buyer to buy and hold. The real estate agent asked me to send my terms that she would forward to the buyer for his consideration. Curious if I can turn this triplex into a good deal

Neighborhood sounds like a C (based off agent's opinion)

Asking price $59,900 (Seller Finance is an option – 5 years to pay off, considering 10% down payment)

Annual Taxes $1656

Unit 1: 2/1 rents for $450 (Pays on time – like clockwork – same day/same time) Tenants for 2 years

Unit 2: 2/1 rents for $500 (larger unit than unit 1) VACANT since Aug.

Unit 3: 1/1 rents for $400 (Pays on time – like clockwork – same day/same time) Tenants for 2 years

Tenants pay all utilities and are currently month-to-month

Rent-o-meter comps are over $600/month for a 2/1.

Cosmetic repairs needed. Seller is fixing up the vacant unit

House built in 1911

No Garage

Out of state owner. Uses property management company

Okay! Thank you so much! @Jeff B. do they get this through a lawyer? Do you know why a bond may have fallen through or why she hasn't heard from the investor since it fell through?

I've been speaking with an administrator of a property who previously had her property under contract with a different investor. She was told by the investor  that she needed a bond? To protect herself. However she says that the bond fell through and that she hasn't heard from the investor in about two weeks (since the bond fell through).  She is not sure why she got the bond but was told by The investor that she needed it so she tried to get it but is not really sure what it does.  Do an administrators of properties need a bond, and what exactly does it do?  It was her fathers property but no will was left.
