I really need to know what a smart investor would do if he was given $5 million to invest by someone who is just getting started in REI and has no clue what his strategy is. Would you suggest a diversified portfolio with buy and holds (including MFRs), flips for immediate wealth-building or even some commercial? I'm a realtor in Winston Salem and surrounding area Help!

@Terri Christie  before you run off and do all this.. have you verified that this person is real.  IE is he personally known to you.. As in he owned a local company you know well and you know he or she sold it and cashed in.. most folks with large sums to invest sold companies or inherited it..

I can't tell you how many times I have been approached over the years by agents that worked for me all excited... so many times it boiled down to this 5 mil investor was just a pipe dream

so I would start there.. @Chris Martin as Chris stated real estate may not be the best place for them. And as other stated estate planning should be included in all this.. not just run out find an agent and buy properties.

but if that was the case.. I would suggest like a few of my clients that I brokered bigger transactions for over the years.   they buy A or B+ multi.. one project so its all right there .. make there 5 to 8% return and call it a day.. I sold a few in that range for cash over the years.. and those folks still have them.. they are in Portland OR. and the funds came from 1031's out of Vegas before it cratered....

good luck with it.... buying SFR's in a non appreciating market for that level of investor I would not recommend at all. PS I like A and strong B MHP as well.
