Looking at first property.

Today I applied for a loan through navy fed for up to 230k, navy fed also has a realtor program called reality plus and now I am working with one looking at duplexs. I wanted to look at 2, 3, and 4 plexes using my VA loan but navy feds rule is only up to a duplex using the VA loan so I might look beyond navy fed if I find the right property. Wanted to see if anyone had some similar experiences they can tell me about. Also had a question if anyone is familiar using this loan its required to be my primary residence which is fine I'm trying to house-hack, but if the unit is already fully occupied would I be able to still get the loan to buy the property if I intend to not renew one of the leases so I could move in? I will be asking my loan officer for sure in a couple days but if anyone has any input would love to hear.
