Anyone own rental property in Baton Rouge, LA

I lived in the city for 24 years before leaving for San Antonio for a job. I plan on moving back to Baton Rouge and was wondering what areas people have found successful for rental property? Near LSU obviously would be easy but college students cause a lot of damage. Gardere one area is rough. I'm not too familiar with Oneal lane. In my mind that part of town is dwindling. I have been looking around bluebonnet and highland road as well as government street and downtown.
