@Andrew Postell great blog but maybe a little over my head at this point. I'm going to finish the BRRRR book and do some reading. The part of loaning myself money thru the LLC was the confusing part.

I'm in the middle of reading the BRRRR back and have been listening to all the podcasts and studying. what have you found to be the most effective way to do a cash out refi on a property that was bought with cash before the SIX month seasoning period for conventional loans?

I'm in the middle of reading the BRRRR book and have been doing research. I guess i'm confused on this scenario.

1. buy house with cash and rehab it then rent

2. conventional lender says have to wait 6 months to do a cash out refi to pull equity out

can anyone clarify?

This Terrell Hills Multi-Family is truly a RARE GEM with AMAZING investment potential! You will be hard pressed to find another opportunity like this within the 78209 area. This Multi-Family is 100% occupied. New lease agreements negotiated past renewal dates WITH rent increases!! New roof installed on 2/3/17. Unit 1 tenant just signed a 2 year lease extension. Unit 2 tenants are long term and their rent will increase to $1400 per month in September 2017. Unit 3 tenant will move out September 2017 and new tenant already lined up for $1400 per month. Unit 4 just signed a new lease in March 2017. After these two increases in September, the total rental income per month will be $4,850. Call me at 225-288-5366 for questions.
