I should add we are looking to move from FL and would like to maintain to property as a rental as well.

Hey BP hope y'all could give me some clarity on this topic. We currently rent 1900/mon in a townhouse with HOA (paid by owner) in Miami, FL. He has expressed his desire to work out a sale of the property due to his age and lack of motivation to continue being a landlord. I am interested in working a deal but don't have any idea what it all looks like. I don't want a bad deal for either party. I know his mortgage is 1400/mon. Other than that we are still just tiptoeing around the topic. If someone could help giving me an idea on how these things are typically structured or what questions to ask him. Any advice would be greatly appreciated. Thanks my BP family!

The meeting @Account Closed was mentioning. There was no sales pitch for anything. The vast majority were BPers,  and I found the location was fairly central for Broward and Dade. I would fully support this meeting and any others like it in the future. Keep up the good stuff and look forward to meeting you all!

In my experience you just need to cold call the places you are looking at. Most people who answer the phone will have some general knowledge of the place.

Good luck and enjoy! Wish I could make this event. Maybe next one! Sounds like you're ready to get out there and start  meeting people! Bring lots of questions ( I like to try and ask people questions that they havent been asked before) and an open mind! Remember we've  got two ears and eyes yet only one mouth, ask 'em and sit back, listen and watch! Cheers

@Ben Leybovich I think this is a great topic to talk about. It seems this thread spans both sides of the scale. I for one deal with extreme highs and lows with emotion and find that RE and REI are a calming factor, due to the fact that you almost forcibly have to remove emotion from the decision process. I get very excited when I think I have found THE deal only to end up paddling a boat down the river of disappointment and tears(or stress sweat) when the deal evaporates or ends up being nothing more than "smoke and mirrors".

To expand on life's larger issues...well again without oversharing my opinion; I see this world is turning out to be a large pit of snakes willing to bite each other just to get a little closer to the top. There are great people out there no doubt (Read:awesome BP community) but there is a vast majority of people who are incredibly self-serving. In South Florida they are arresting anyone for feeding homeless people. Crazy right? We as Americans should understand that we grow and gain together. I would love to succeed in a larger market such as Miami but without BP I would not see it happening. Unless I had huge portfolio and cash coming out of my ears. 

Again, I thank you for this thread! It allows us to talk about what makes us "us". Further strengthening the framework for outstanding partnerships. Cheers
