Negotiating Foreclosure SFH in Fort Worth

I'm thinking to write up a bid on a foreclosure property in B+ area. The property already has FHA appraisal and seller is not making any more mortgage payments on the house so payoff keeps going up. The seller can't contribute to closing costs and has zero room to negotiate on the price. The good news is the property is in a very good shape! almost turn on key house with less then 1K to make it ready. While the seller knows the house is vacant , he doesn't really care about it since he is making any payments on it anymore. The house is already listed so I'm not going to deal with any lender.

Are there any other strategies for me to benefit from this deal?
