Getting My First Rental Unit

I am a licensed realtor in the Atlanta area. Looking to invest in my first rental unit. I know how to find a deal but my challenge is finding funding for a deal for a rental. If I was flipping I would use hard money but it doesn't make sense to do it that way with rentals. Anyone has any suggestions on how to get started to gain some momentum?

    Hey Rashad. I am also currently based in Atlanta, GA. What kind of investment are you seeking? I'm more interested into metal buildings and still debating if I should invest with this company called Arco Building Systems. Since they have a very good reputation through out the Georgia regions, let me know what you think about it.
