A NO NO?? Hard to resell but decent cash flow

I would love for some feedback on this potential deal. I came across a property that has little redeeming value as anything but a short term rental. The market there has a pretty decent healthy demand for short term. If it would have decent cash flow but would be very difficult to resell, is that a big no no since it would be hard to exit or get capital gains off the sale?

I'm a newbie and would love some direction here.
