$75-150k to invest, whats my best strategy?

I'm new to "real" investing and looking to get rolling. I am now caught between an unsure idea of if I want to try flipping to generate cash now, rentals for longer term cash flow, or trying to go multi family and 12+ unit multifamily... It would take $150k a year for me to leave my day job so am going to have to farm out whatever I do and factor that in... Flips seem to make the most sense for quicker income and cash generation and can turn into a rental if they don't sell quick enough, I know multi family can be great for longer term wealth creation though... Maybe just opinions but curious what you would focus on with this range of money to start... Would like to invest on lower end of budget but am open to going as high as $150k or so for right deal......
