I posted this in a different forum and only got one reply so reposting here looking for a bit more feedback....  

I'm new to "real" investing and looking to get rolling. I am now caught between an unsure idea of if I want to try flipping to generate cash now, rentals for longer term cash flow, or trying to go multi family and 12+ unit multifamily... It would take $150k a year for me to leave my day job so am going to have to farm out whatever I do and factor that in... Flips seem to make the most sense for quicker income and cash generation and can turn into a rental if they don't sell quick enough, I know multi family can be great for longer term wealth creation though... Maybe just opinions but curious what you would focus on with this range of money to start... Would like to invest on lower end of budget but am open to going as high as $150k cash out of pocket or so for right deal......

Rentals are red hot in the west valley right now. I find it insane how much tenants are willing to pay and how incredibly fast they go. I've been a fan of turn key rental flips in the west valley for a while now. Great area for that.

I've done a few small land splitting deals in northern Arizona and sold 3 homes that I have lived in for a profit, financed a flip for an agent, and am looking to start doing a few small fix and flips or rentals if they don't sell fast enough ;). I am open to just about anything with a decent return but hoping to start small in west valley (Goodyear, Surprise, Glendale, Peoria, Arrowhead area) etc... And looking for under $250k ARV to start with.... Hopefully learning a few things here as well to make it easier
