Wholesaling contract.

Hi BP,

            Questions; 1) what makes a wholesaling contract a real contract (legal document) since we're not involving a lawyer at the time of completing that contract with the seller?

2) when filling out the contact, do I feel 2 of them out one for me  and one for seller or do I just put carbon paper underneath the original and give him the yellow copy?

3) what should I do if the seller get the house sold without my knowledge, what should I do?
