High response rate Letter: Shortsale/Foreclosure HomeOwner Needed

Hi BP!

I'm an investor in the Boston MA area new to the BP community. In a short amount of time I've been overwhelmed with the wealth of valuable info on this site and in the forums.

I currently own a 3 unit rental property and looking to add more properties to my portfolio.

Interested in short sales, focused on helping homeowners avoid foreclosure on their record.

Working on a fix and flip as we speak in Boston, where we helped the homeowner avoid foreclosure and get some $ via relocation assistance, Win-Win-Win. I believe you can structure deals where everyone wins.

Also open to wholesaling, buying or selling wholesale deals.

Wanted to know if anyone can share or point me to a high response rate form letter template they use when doing direct mail to home owners who are behind on their mortgage. Thanks

Hello @Dedric Polite! There are multiple templates that would work for what you are looking for. In our experience as well as customer feedback, we have found that our yellow letters and typed, professional letters see about 8%-9% response rates. Pretty high percentage, however it does include all types of calls: angry callers, curious callers, tire-kickers, quality calls, etc. The advantage there is that you are getting them on the phone and you can start creating a relationship and begin guiding the conversations towards a deal.
