Can't get bank funding...
Im currently looking to buy another rental property in New Hampshire. Unfortunately I cant get a loan through a bank because I haven't had my 2 family long enough to be able to add my rent to my income. Like a lot of people on Bigger Pockets I am struggling trying to find a private lender or a owner financing type deal. I'm also open to a partnership. Looking for some local advice from my fellow New Hampshire investors. Thanks guys!!

I would recommend calling small, local banks and ask if they do portfolio lending. Portfolio lenders will evaluate if the deal makes sense because the property will cash flow rather than looking at you, your income, and other expenses. That's also means, however, that the terms may be for shorter than 30 years and have an adjustable rate after 5 years or so...not a deal breaker in my opinion.
