Can't get bank funding...

Im currently looking to buy another rental property in New Hampshire. Unfortunately I cant get a loan through a bank because I haven't had my 2 family long enough to be able to add my rent to my income. Like a lot of people on Bigger Pockets I am struggling trying to find a private lender or a owner financing type deal. I'm also open to a partnership.  Looking for some local advice from my fellow New Hampshire investors. Thanks guys!!
