Hey guys,

    I'm currently working on a variance in Manchester, NH to turn a commercial property into mixed use to add to apartment units. I'm curious if anyone on here has any experience doing this? Just need some guidance to give myself the best shot of getting it approved. Thanks in advance!

Hey guys,

I need some advice and recommendations on what everyone uses for bookkeeping and managing their properties. I would really like to be more organized and have everything in one place. Ive been winging it too long and really need to start treating my real estate like a true business. 

I currently only have 9 units, and my one biggest concern is for when i try to get future financing my records are all over the place. Right now i track expenses and log receipts in a free app called tenant cloud and for income i just have a seperate checking account. ( which i finally just opened only months ago.)

thanks you in advance, would really like to get to the next level in my investing, but this is holding me back for sure.

Almost forgot about your original question lol. So for this to work i think you'd have to rent it out per room if it is close enough to the university.  Doing this youd get your rents up enough to make it worth it.

A few things that stick out to me is the high taxes and heat being included with the rents.  ( did my own research). On average for the year it be about 100 each unit for heat, so that definitely affects cash flow. Garage conversation could work if the city would allow it, youd have to apply for a variance to change the zoning, and here in Manchester if you go from two units to three they require you to install a sprinkler system which costs 20k.

i think there is a potential niche with mobile homes in our area, it seems they go for cheap quite often,  especially the people getting kicked out of the park. Finding a good connect to move them is the key and the best strategy i have seen is just fixing and selling it with owner financing.  Im pretty sure just about every park in the state doesn't allow you to rent them out, so selling with owner financing and collecting some interest is the best option ive seen.

Great thread, im also looking into Berlin. Only been once on an atv trip with friends,  but i think it has potential to be much more. Just needs a few more things to draw people in, maybe not permanently,  but at least for airbnb rentals.

Looking to partner with someone on a deal, I have 30-45k that I'm looking to invest in the right deal. Not looking for anything specific. I typically buy and hold, but would love to do a flip or development deal during this hot market.
